    Default Buying in Sac?!?

    Hey everyone Im starting to look at houses in the sac county area, and was looking for some advice on area's to stay away from, and what might be good and reasonably priced.

    West Sacramento is abismal.

    Stay away from anything with the name "Park" in it. Don't be fooled.

    Rancho homes are notorious for their poor build quality. I've "attemtped" to hang Screen doors on these homes and its not pretty.

    El Dorago Hills Homes are worse than Rancho homes but Twice the price.

    Rancho Murrietta homes are nice but its a the eqivalent of living in a pimped out army base with old people (if you are in north) or in a lack luster "pleasantville" (if its the south)

    Old Elk Grove is built on a marshland. (atually all of it is) If you don't plan on living in your new house forever, go right ahead. But beware of the worse cops in the entire area. They're bored.

    Sunrise. Yuck. Cops are smart... Too smart. They'll pull you over and then question you on why you chose a certain mod over a far superior version, then snicker as they give you a fix it ticket that cost more than the part they wrote you up for.

    Folsom is nice, but they WILL all eventually die. Sorry but your houses are built under a dam. You're asking for it. Sorry.

    Sutter Creek. (might as well include Ione and Jackson/Amadore in that) Can be gorgeous a area to live in, especially if you are a hermit or hate people.. But its a huge fire hazard, live here at your own risk. The best back roads in Northern California run up through here though. If you lived here with a decent handling car/bike, you'd have unlimited practice opportunities.

    Placerville... HAHAHAHAHAHA!!!! It has a nice view of Folsom and El Dorado Hills atleast... Plus its the main breeze way of the oh so famous HWY 49. It pretty much compliments Camaeron Park one of EDH's ugly step sisters. Other than that.. HAHAHAHAHAHA!!!!

    Downtown Sacramento, it all depends on where you stay on the level of suckage you will be exposed to. The nicest homes in Sacramento county period can be found there (like mini oasis) Nuff said. but good lucky getting into one. The tenants sign contracts and they must approve all new residence. Don't worry though, they almost always stay in the family anyways.

    Citrus Heights. Downgraded version of Folsom, minus the water and pretty much everything else that makes Folsom attractive...

    North Highlands. The upgraded version of Cirtus heights but just bellow Folsom. If your house sucks just remember you live next to Frys and have an awesome view of Arco Arena!

    Arden. Use it for the mall, then leave, promptly, do not look back.

    Green Haven/Pocket. Some of the nicest neighborhoods in sacramento are found in GHP but it is butted up agaisnt the worst neighbor hoods of sacrmaento (Mack/Center/G-Parkway/Oak Part/etc etc)

    South Sac, Bleh.

    Laguna is Elk Groves sluttly little sister. This is the less traditional part of ElkGrove. Think of it as the newbreed of EG. Gaudier, newer, trashier. ITs ahrd to find the line that seperates Laguna and EG so no body really does it. You will find places in Laguna marked "EG and vice versa. EG and Laguna are one in the same. Kinda like Pocket an Green Haven.

    Mid Town you will find your best bang for the buck. This isn't the place to raise a family but for a couple or a single person its heaven.

    But on a serious note what are you looking for? (Type of living, size, price, how many people, prefferenses etc etc.) I do construction and install retractable screens all over the valley (Woodlan to Tracy/Turlock/Modesto and beyond) so I have been around these areas for a while (born and raised mostly here anyways *Sacramento*)

    Each area has its pros and cons but reguardless of where you move anywhere in the Sac area of the Valley you'll definitely be upgrading from the San Jarquin portion. yuck-o

    I've been here for 6 years, i dont know everything but i know the basics, dont buy north, south, or west, east is the only way to go: carmichael, folsom, citrus heights, EDH, granite bay, fair oaks, that type of heighborhood.

    Citrus Heights is more north and you are better of living in North Highlands.

    And sure buy in those other ares if you can afford it. Good luck buying or selling a home in those areas. You couldn't sell a home in EDH if your life depended on it. I've been working that area hard for the past few days (ill be out there tuesday again as well) and the prices are just too high and its getting to crowded.

    Each street will have about 1-2 vacan house or something FS.

    Fair Oaks?? You gotta be kidding me. Thats basically Rancho Cordovas little brother but Folsoms bitch.. No thanks.

    I will agree on EDH and GB but the prices are rediculous. If price is an issue, don't even think about it.

    folsom for your information is one of the top ten best places to live in the USA, in terms of price, air quality, parks, and all the superstores in the area, and dont forget crime.

    3 bdrm 2 bath, clean older / established neighborhood but does not have to be new,,, prefer not new, I have seen new go bad in a matter of a few years.

    275 to 300k.

    I dont want to worry about making sure my guns are within a seconds reach while im in bed, but i dont want a bunch of uptight neighbors should i have a little friday night g2g at my house.

    And i realy dont want to wory about what color shirt i am wearing if i go up to the local stop and rob for a pack of smokes or something.


    Seams East Sac would be best.. EDH is waay too far,, rancho i think would be ok, im looking 1970+ for house, EG seems to be nice but i dont know what kinda problems they have over there.

    Something like Dirty's neighborhood, not stuck up and not ghetto, Sorry to use you johnathan but your the only one I could use as an example that most sac dsm'ers would know.

    Folsom is nice. It's not cheap but it's worth not getting shot at, people not acting like gangsta's everywhere and your car doesn't get broken into or jacked up here.

    The boat/lake crowd can get a little annoying at times but that's about it. Oh yeah, don't forget about the B-Ward at the prison where the worst gang bangers in the state are at I think it's hilarious that they are about 3 miles away from me.

    like you'll ever see them walk up and down your street..

    im in carmichael, and its real quiet over here, but the properties are insanely high prices judging by the old houses on them. :roll:
